Can I reserve a property before submitting an application?
Our rentals are offered on a first-come, first-served basis. To secure a home, we require a completed application, all necessary documentation, and the applicable fees. We recommend applying promptly once you've found a property that meets your needs. -
What payments are required before move-in?
Move-in costs vary by property. In most cases, tenants must pay the first month’s rent and a security deposit before moving in. Some properties may require deposit and rent to be paid by certified funds prior to moving in. -
How old must I be to apply?
Applicants must be at least 18 years old and legally eligible to enter into a lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are typically refundable at move-out, provided the home is left in good condition with no damage beyond normal wear and tear. Any unpaid rent, damages, or required cleaning will be deducted from the deposit. -
When is a cosigner required?
A cosigner may be needed if your application does not meet the income, credit, or rental history standards. Cosigners must meet the financial qualifications and will be required to sign a guarantor agreement. We do not accept co-signers for applicants who do not meet credit score minimum requirements. -
How do I apply for a property?
You can apply online or in person. All applications must be completed in full and submitted with the required fee, proof of income, and valid photo ID. -
What are my rent payment options?
Rent is typically paid online through our secure tenant portal. Some properties may also accept check, money order, or ACH payments. Refer to your lease or contact our office for accepted payment methods. -
Can I get a pet after moving in?
Check your lease first and contact our office for approval. Some properties allow pets with an additional deposit or monthly pet rent. Others may not accept pets or have breed, size, or quantity restrictions. -
What if I want to move out, but my roommate wants to stay?
All leaseholders remain jointly responsible for the lease. If one tenant wishes to stay, they must either qualify on their own or secure an approved replacement roommate. All changes must be approved by management. Pending approval, leaseholders will be asked to sign an addendum outlining changes to the lease and pay additional administrative fees. -
What should I do when my lease is ending and I plan to move out?
Most leases require written notice prior to vacating. Please review your lease for the required notice period and submit your notice in writing by the deadline. -
Who is responsible for maintenance and repairs?
We handle routine maintenance and repairs as part of your lease. However, tenants may be held responsible for issues resulting from negligence or misuse. All maintenance requests should be submitted promptly through the tenant portal or by contacting our office. -
Can I tour the apartment virtually if I live out of the area?
To help ensure the home is a good fit, we generally require prospective residents to view the property in person before signing a lease. If you are unable to do so, please speak with your leasing agent to discuss whether a video call tour would satisfy that requirement based on your circumstances.
